How to Finance Your Start-Up Without Tapping Home Equity ...

With home values still depressed?and likely to remain so in the coming year?many people who plan to start businesses won?t be able to leverage their personal properties to raise capital they need.

There are several alternatives, however, some newer than others.

Some 39% of business owners with less than $5 million in annual revenues said a bank loan would be the best way to raise capital in 2012, according to a survey of 2,851 owners of small businesses conducted by Pepperdine University in early January. Other top prospects were personal savings (36%), friends and family (19%), and credit cards (17%), according to the survey.

By contrast, only 11% said home equity would be the best capital source.

Despite significant funding challenges, including depressed home prices and a tight overall credit market, entrepreneurship rates have risen from 2006 through 2010, according to the Ewing Marion Kauffman Foundation, a small-business research group in Kansas City, Mo.

The foundation has an annual Index of Entrepreneurial Activity but hasn?t yet measured the rate of new business creation during 2011, it says.

Here?s a look at some of your choices:

Peer Lending

A small but fast-growing segment of business owners have tapped relatively new capital sources that operate through websites.

Peer-to-peer loan sites, such as Prosper.com and LendingClub.com, allow lending directly between individuals. Interest rates depend on the borrower?s credit history. Only 4% of business owners surveyed in the Pepperdine study say this would be the most promising method of securing funds this year.

Crowdfunding, available on Kickstarter.com, IndieGoGo.com and other such sites, links fundraisers to a large pool of small-dollar contributors. The sites charge fees for the service, typically less than 10% of the capital raised.

Last September, Sung-Yoon Kang got a $5,000 loan through Prosper.com at a 27% interest rate and his wife, Dawn Kang, got a $3,000 loan from LendingClub.com at a 7.9% interest rate. The couple turned to peer lending after realizing they wouldn?t qualify for a traditional bank loan.

The Kangs, who don?t own a home, used the funds to purchase a food truck. They hope to launch the business Ka?Chi Inc., of West Chester, Pa., in the near future.

Asset-Based Credit

Asset-based lending and factoring got attention when banks slashed credit lines in the 2008 financial collapse. Total asset-based credit commitments grew 5% in the last year, according to a November 2011 survey by the Commercial Finance Association. This type of financing has been dominated by the retail and garments industries, but has spread to other business sectors that have accounts receivable or other assets, according to Brian Cove, chief operating officer at the association, a New York-based trade group.

Asset-based lenders extend loans that are backed by marketable securities, equipment, inventory, accounts receivable and other business assets.

Factors operate on a similar model, purchasing accounts receivables from a business in exchange for an advanced funding amount for each invoice. The Pepperdine study shows 5% of business owners believe factoring is the best way to raise capital.

Interest on the loans can top 20%. Rohit Arora, chief executive of Biz2Credit, a small-business lending broker based in New York, says he believes the interest rates and other related costs may come down as a result of increased competition among lenders.

David Godwin turned to factoring when he started ContinuityX Inc. last year. Within four months of launching, the technology services company, based in Metamora, Ill., had secured a $500,000 credit line from Forest Capital LLC, allowing Mr. Godwin to hire 14 employees and purchase new equipment.

?It jump-started our business,? says Mr. Godwin, who did not use his home equity but did tap personal savings and friends and family to cover other initial costs.

SBA loans

Many young start-ups face significant barriers securing bank financing because they don?t have a substantial track record of growth. But there are small signs that the credit crunch is easing, as lending standards become more flexible and as some borrowers become more willing and able to take on debt, according to recent data including one January survey of senior loan officers by the Federal Reserve.

Outstanding loans to small businesses have fallen each quarter since 2009, according to the most recent data from the Federal Deposit Insurance Corporation, in an analysis of loans of less than $1 million. They totaled slightly less than $600 billion at the end of September 2011, 5% less than the year earlier.

One role of the U.S. Small Business Administration is to help banks make loans to riskier small businesses, while offering better terms such as a longer payback period. SBA loans are provided by traditional lenders, but a portion of each loan is backed by the government in the case the business owner defaults. Still, SBA loan recipients must adhere to the underwriting standards of the bank, which may include using personal property as collateral.

SBA lending hit a record in the government?s last fiscal year. But the jump was, in part, attributed to the larger loan amounts the agency agreed to back. Since October 2010, SBA lenders have been able to offer loans as large at $5 million, which are more profitable than the smaller loans start-ups typically request. (See this October 2011 story.)

In general, smaller firms have more success with these loans once they are established and ready for expansion capital.

Angel Investors

Some small businesses have had success seeking angel financing ? a segment that?s showing a revival of sorts. Most angel investors, of course, will wind up with an equity stake in your firm.

Some 39% of the $8.9 billion in total angel investments in the first half of 2011 went into seed and start-up ventures, up from 26% of $8.5 billion in total investments over the same period a year earlier, according to the University of New Hampshire?s Center for Venture Research.

It can be tricky to weed out the tire-kickers, says Paul Kedrosky, senior fellow at the Kauffman Foundation. Many individuals are angels ?in name only? and not likely to make investments as eagerly as professional investors, he notes.

Individual angels are increasingly coming together to invest as groups. That spreads risk among the group?s members. But it could create headaches for business owners who have to deal with a number of angels rather than just one or two investors.

More than 70% of small businesses were launched using personal savings or assets, according to Elizabeth A. Duke, a governor on the Federal Reserve Board, who, last April, disclosed preliminary data from the Federal Reserve?s upcoming Survey of Consumer Finances.

Cornell outlasts Union in hockey thriller

ITHACA -- The ECAC Hockey playoffs are next week, but it sure felt like they started Friday night at Cornell's Lynah Rink.

Cornell put together a stirring third-period effort against first-place Union, scoring twice to take the lead and then shutting the high-flying Dutchmen down in the final minutes to earn an electrifying 3-2 victory and move into a first-place tie with one game left in the regular season.

Fourth-line winger Rodger Craig scored the game-winning goal, his first of the season, with 9:16 to play, and goalie Andy Iles was at his best in the final moments, making 13 of his 28 saves in the final period.

"It was a great effort by the guys. Now we've got to win (tonight) and good things will happen for us," said Craig, whose first trip to the post-game press conference was attended by the rest of the Big Red squad, who cheered wildly for the popular sophomore as he got up from the table.

John McCarron and Greg Miller also scored for Cornell, which improved to 15-6-7 overall, 12-3-6 in the conference. The Big Red owns the tie-breaker over the Dutchmen (19-7-7, 13-4-4), so if the teams have the same result tonight -- the Red hosts Rensselaer, while Union travels to Colgate -- Cornell would win the Cleary Cup as the regular-season champion and top seed for the playoffs.

Jeremy Welsh scored both goals for the Dutchmen, his 21st and 22nd, while sophomore goalie Troy Grosenick -- the nation's leader in goals-against average (1.54) and save percentage (.942) -- stopped 17 of Cornell's 20 shots.

The win extended Cornell's unbeaten streak to seven games (4-0-3), and snapped Union's win streak at five games and unbeaten streak at seven.

Welsh staked the visitors to an early 1-0 lead, banging home his own rebound of a backhand shot right on the doorstep at the 1:12 mark.

Union had a slight edge in shots, 7-6, with Cornell's best chances coming late in the period. The Dutchmen's power play, ranked fifth in the nation at 24.8 percent, got three chances and came up empty.

Cornell evened the score on the power play midway through the second period. After coming up empty on two earlier man-up chances, and having trouble even getting shots off, the Red finally started peppering Grosenick and got the payoff when Sean Whitney's point slapshot was redirected by McCarron past the sophomore goalie at the 9:32 mark.

Union nearly made it 2-1 in the final minute of the period, but Iles stoned senior center Kelly Zajac after a neutral-zone giveaway. Zajac received the puck in stride coming in from the left point and got off a qujick wrist shot that Iles managed to lunge in front of and cover up to the delight of the capacity crowd.

Cornell hit a post early in the third, and Union responded seconds later with its second goal. Welsh beat Iles with a low wrist shot from the slot. But just 11 seconds later, Miller batted home a loose puck in the crease for his team-leading 14th goal.

The intensity had been ratched up in just a matter of seconds, and Cornell capitalized on it.

Six minutes later, Craig made a beautiful individual effort. He took the puck at the Union blue line, eluded two defenders and walked in on Grosenick. His wrist shot sailed just inside the far post, sending fans into a frenzy.

"It was kind of a lucky play," he said. "I don't have the best hands out there, but I got the puck through the guy's feet, got a shot on net, and it went in."

The final few minutes featured end-to-end hockey, with Iles making at least four stops in the final two minutes.

Leo has followed up her Best Supporting Actress win for "The Fighter" with a full slate of upcoming films. The seasoned Hollywood veteran will appear in "Predisposed" with Jesse Eisenberg and Tracy Morgan; Robert Zemeckis' return to live action, "Flight," with Denzel Washington and John Goodman; "Something in the Water"; and "Prairie Bones." She will also lend her voice-acting talents to the animated film "Dwegons."

Last year's Best Director winner is certainly not sitting on his laurels. Of all of last year's winners mentioned here, Hooper might be tackling the most challenging post-Oscar-win project of them all. "The King's Speech" helmer has chosen to take on a big-screen adaptation of one of literature's most classic and beloved stories of all time, Victor Hugo's "Les Miserables." Did we mention it's a musical? It is. Hooper certainly has the credibility to deliver a faithful adaptation. Not only that, but he's assembled a very capable cast that includes Hugh Jackman, Amanda Seyfried, Anne Hathaway, Helena Bonham Carter, Russell Crowe and Sacha Baron Cohen.

British PM Cameron wants soccer anti-racism plan

LONDON - British Prime Minister David Cameron asked England's soccer leaders Wednesday to provide a plan against racism in the sport after a series of high-profile cases involving the Premier League.

Cameron addressed soccer officials, former players and anti-racism campaigners at a summit on Downing Street, warning that abusive behavior by soccer stars is imitated by youngsters and must be stopped.

"We have some problems still today," Cameron said. "We need to act quickly to make sure those problems do not creep back in ... if everyone plays their role, then we can easily crush and deal with this problem."

The English Football Association must provide a full report detailing how racism and other forms of discrimination can be combatted.

"We have committed to coming back with a detailed follow-up to this in two months," FA chairman David Bernstein said.

The government announced Wednesday it will give $4.7 million toward the English Football Association's new coaching center in a bid to encourage more people from ethnic minorities to become managers. There are no black managers in the Premier League.

In July, John Terry will become the first high-profile soccer player to stand trial for racial abuse following a confrontation with Queens Park Rangers defender Anton Ferdinand in October. The Chelsea player was stripped of the England captaincy this month in a move opposed by coach Fabio Capello, who quit in protest.

Sport Secretary Jeremy Hunt said after Wednesday's summit that soccer needs to address "how we draw the line between banter and offensive language."

Liverpool, the 18-time English champion, was criticized for its support of striker Luis Suarez when he was banned for eight matches after racially abusing Manchester United defender Patrice Evra in October.

Liverpool, owned by the parent company of the Boston Red Sox, was condemned by anti-racism groups for backing Suarez and allowing players and manager Kenny Dalglish to wear T-shirts featuring Suarez's picture in a show of solidarity before a match weeks later.

This month, Suarez was criticized for refusing to shake hands with Evra in their first match since the confrontation. He apologized later under pressure.

"What happens on the field influences what happens off the field. You see children as young as 6 imitating the behavior they see on the field," Cameron said. "So this is not just important for football ? it's important for the whole country ... we want to make sure football is all about a power to do good, rather than anything else."

Amal Fashanu attended the summit, which also dealt with the lingering problem of homophobia in soccer. She recently made a documentary for British TV about homosexuality in soccer, 14 years after her uncle Justin committed suicide.

The career of Fashanu, the first black player to move in a 1 million-pound transfer when he joined Nottingham Forest in 1981, faded after he publicly acknowledged his homosexuality. He was found hanged in a London garage in 1998 at 37.

"Potentially, gay people don't want to be become Premier League footballers because they are intimidated by the atmosphere ... or they don't think the environment makes it possible for them to come out," Hunt said.

On Wednesday, West Ham midfielder Ravel Morrison was fined $11,000 by the FA for using a gay slur on Twitter.

Cameron described homophobia in soccer as a largely taboo topic.

"It's obviously quite unlikely that there are no gay Premiership players, and that tells you something about the tolerance within the game," said Steve Field, Cameron's spokesman.
